Springbrook
Village
community the way it was meant to be
about us.
Springbrook Village is located in Sanpete County on Little Pigeon Hollow Rd near Spring City, UT. Meander a country road from Highway 89 and enjoy the deer, elk, rabbits, hawks and eagles as the Manti La Sal Mountains rise to meet you in the East. Located at the foot of White Hill, the community is south facing to enjoy the full benefits of passive solar. The stone entrance is made of native stone from the land and glistens white in the sun. Stop and listen to the meadowlarks and the bluebirds and the rooster in the distance. Perhaps you noticed the bison across the way.
This is tranquility. Springbrook Village. Home at last. Community the way it was meant to be lived.
Our focus.
Sustainable
By carefully using renewable resources, energy efficient materials, and lowering waste during the building phase and for years to come, we can maintain high standards of sustainability.
Village Vibe
High Popsicle Index. Feel comfortable letting your children wander your property, talk to the neighbors, interact with the diversity of nature and have fun.
Neighbors
Far enough away to not see them or hear them, and close enough to be neighborly. . .if you want to be.
Space-Proximity
Space to roam, cross country ski right out your front door, space to have animals, space to have privacy; yet the college, stores, and library are all within three miles. Five national parks are within 2-3 hrs as well as world renown skiing. Only five miles away is Manti-La Sal National Forest and it's 45 minutes to Fishlake National Forest.

Ways to Invest
5 acre lots are selling briskly in Sanpete County’s land market. The average cost for lots are $125,000 for five acres. Most do not include water and some have power and phone to their lot. Some are on dirt roads with others adjoining a paved highway.
These eighteen lots will be behind a private gate with a paved road, water to the lots as well as power and internet. Septic tanks will be required.
While only three miles from Walmart and Snow College they are on a quiet road: Little Pigeon Hollow near Spring City at the foot of White Hill.
$50,000 - $750,000
Over a quarter million has all ready been used to start this project in acquiring the land, some water, road roughed in and a well. The next major milestones are county fees, engineering, surveying, and purchasing the entrance gate and a balloon payment on the land making it free and clear. The first tranche is 6% for $250,000 for twelve months. Minimum is $50,000.
The second tranche of $250,000 will buy more water shares, wells, pipes, water tanks and pumps.
The third $250,000 will bring in the road, and power.
$275,000 - $1,500,000
Longterm Perm Financing
Investors can also finance individual lots and homes either as construction loans or long term financing.
